As you can see, despite the (unusual) amount of snow in Santa Fe in recent weeks, construction is fully underway and moving along at a truly impressive rate. Now that we are vertical, inquiries continue to increase and sales are also accelerating as interest in the project gains more and more momentum. The building is already half sold-out!

Andy Sandoval, of the M. Kaplan Companies LLC, Senior Construction Supervisor, said "the slab on Building A has been laid and the 2nd floor is being framed. (We) hope to have (B,C & D) framing going up in the next four weeks, all the site and water infrastructure is being worked on and the utilities are being installed."

Additionally, you will be contacted shortly by Miles or Coronado Paint & Decorating to set up an appointment to complete your finish selection. The array of options is impressive!

Home Sales Rise In NM During The First Quarter

First Quarter State Existing-Home Sales Ease

WASHINGTON (May 15, 2006) – Existing-home sales, including single-family and condo, remained historically high in the first quarter but have experienced a downtrend since hitting a record in the third quarter of last year. Even so, 26 states showed increases in sales activity from a year ago, according to the National Association of Realtors®.

The latest report on total existing-home sales shows that the seasonally adjusted annual rate* was 6.80 million units in the first quarter, down 2.1 percent from the 6.94 million-unit level in the first quarter of 2005.

The biggest increase was in New Mexico, where existing-home sales rose 26.2 percent from the first quarter of 2005. Louisiana’s first-quarter resale pace rose 22.9 percent from a year earlier, while Montana experienced the third strongest gain, up 17.5 percent. Six other states recorded double-digit sales increases from a year ago. Twenty-one states and the District of Columbia experienced declines. Complete data for three states was not available.

David Lereah, NAR’s chief economist, said rising interest rates have dampened sales. “A steady rise in mortgage interest rates has slowed home sales in higher cost areas, yet job growth in some moderately priced markets is boosting sales in other areas,” he said. “The net effect is a modest decline in home sales for the nation as a whole, but sales remain historically strong and are providing a solid underlying base for the overall economy.”

View Quarterly Data

According to Freddie Mac, the national average commitment rate on a 30-year conventional fixed-rate mortgage was 6.24 percent in the first quarter, up from 6.22 percent in the fourth quarter; it was 5.76 percent in the first quarter of 2005.

NAR President Thomas M. Stevens from Vienna, Va., said the sales pattern is expected to level out. “We project home sales may soften a little further before picking up in the fourth quarter, but we’re not looking for any significant changes in the market moving forward,” said Stevens, senior vice president of NRT Inc. “This should provide stability in the market so that buyers and sellers will be on a fairly level playing field in most of the country.”

Regionally, the strongest performance was in the South, which reported an increase of 2.3 percent to an existing-home sales pace of 2.71 million units in the first quarter in comparison with a year ago. After Louisiana, the strongest increase in the South was in Mississippi, up 17.3 percent from the first quarter of 2005; resales in North Carolina rose 17.0 percent; Arkansas and Tennessee also posted double-digit sales increases.

In the Midwest, existing-home sales rose 1.1 percent to a 1.56 million-unit annual sales level from the first quarter of 2005. <itunes:summary>First Quarter State Existing-Home Sales Ease

South-side condominium project to feature three stories, 145 units

On the south side of town, a new condominium project featuring 145 units in a single three-story building will break ground in March with completion expected by May 2007. The Alameda, as the project is called, is on a 9-acre site off Vegas Verdes that is behind the former Yucca Drive-In and next to The Lofts. It is within walking distance of the Plaza Santa Fe, site of an Albertsons, Target and other retail stores and restaurants. The developer is Houston real-estate executive Michael Kaplan through his Kaplan Acquisitions. The 28-year old business has holdings in Texas and Florida and has developed properties in several states. Sales are being handled by Robin Zollinger, Artie Garcia and Warren Sacks of Barker Realty. The Alameda “has already received all its approvals” David Barker said, adding that critical comments from residents of The Lofts “have been addressed.” Barker said Kaplan was encouraged to proceed with the project because of what he perceived as the need for reasonably priced condos in Santa Fe. The one-and-two bedroom units, ranging in size from 645 to 1,275 square feet, will be priced from the low $200,000s to low $300,000s. Garages also will be available for sale. The units feature 10-foot ceilings, kiva fireplaces, stainless steel appliances and more. Among other amenities are a heated swimming pool and a community center with a wine-tasting room. The Alameda also will feature wireless Internet hook-up. The community is expected to be one for active adults and those who want a second home in Santa Fe. Condominium fees will start at $140 per month. Sales agents are taking reservations for the project, and 20 investor units have already been sold, Zollinger said.

Britta Becker was born in Durban, South Africa. When she was 17 years old, her father realized his dream; to build a yacht in their family back yard and to sail “Ventoso” from Durban to Cape Town and then across the South Atlantic Ocean and sail the seven seas! Britta, her parents and her younger brother and sister did just that, and set sail. During her worldly travels, Britta became the person she was intended to become, an incredibly capable and confident woman with an instinct for anticipating the needs of others. After seven years in Manhattan, NY as a G.I.A. certified gemologist, appraiser and wholesale diamond dealer, Britta decided to return to and settle in the ‘Land of Enchantment’ where she purchased a beautiful ranch home and continued to manage her business and national wholesale and retail jewelry store clients in Santa Fe. During this time, Britta decided to enter the creative world of real estate believing that she would bring to her new career, a genuine degree of enthusiasm and her own unique style of selling that would serve her clients at a platinum level. Britta’s life is enriched by her family, her work and friends and the many animals that color her home.

Financing Options

We know that the finance and lending markets have changed and have been working hard to come up with some good programs for our buyers. We are happy to announce that we have just received full project approval from Chase Mortgage through their program known as the National Condominium Platform. They are able to offer buyers a wide variety of loan programs at rates similar to what buyers of single family homes pay. Their approval does not require a separate FNMA approval or what some lenders refer to as the warrant-ability of the Condominium. All of these terms are subject to daily change at any time, and other terms and conditions will certainly apply. Please contact them directly for specifics. Their contact information is: Elizabeth Rankin Judi Brubaker, Sr. Loan Officer for Chase Loan Officer for Chase 3404 Richmond, Suite 200 3404 Richmond, Suite 200 Houston TX, 77046 Houston TX, 77046 Office:...
